Toilet unblocking cost: what a drain engineer charges

What toilet unblocking costs in Stirling and Falkirk, why some blockages sit in the drain outside and what the price should cover. Call Brian on 07935 496833.

A UK price guide from MyJobQuote puts unblocking a toilet at about £75 to £200, with an average near £120, and a plain blockage in the pan itself at the bottom of that range, roughly £75 to £100. Local estimate sites for Stirling and Falkirk sit lower for the simplest jobs, from about £60. The price jumps when the blockage is not in the toilet at all but in the drain outside, because that needs rods or a jetter rather than a plunger. This guide shows what each kind of job costs, a worked sum with VAT, how to tell which job you have, and what a quote should list. If it is the drain, our drain unblocking service covers Alloa and Central Scotland.

What toilet unblocking costs, job by job

There is no single price for "a blocked toilet", because three different jobs hide behind the phrase. The figures below come from named 2026 guides and listing sites. They are market ranges, not CB Drainage prices, and Brian will tell you what he thinks your job is before you agree anything.

One caution about the table. Guides like these are written for the whole UK, and MyJobQuote's extract does not make clear whether its figures include VAT. Fantastic Services says its prices do. That is why the VAT question later in this guide matters more than the headline number.

What local estimate sites show for Stirling and Falkirk

Hamuch's pages for the two towns give a feel for the bottom of the market. On 23 October 2026 its Stirling page listed plumbers offering to unblock a toilet from about £64 to £98, and its Falkirk page from about £58 to £104. These are estimates and listings from plumbers, not confirmed quotes or drainage engineers' prices, so treat them as a floor for a pan blockage and nothing more.

The important gap is between a plumber clearing a pan and a drainage engineer clearing a drain. If the blockage is in the pipe under the ground, the cheap listing price describes a job you do not have. That is the single most common reason a toilet job costs more than the first number you saw.

Is it the toilet or the drain? How to tell before you ring

The same symptom, a toilet that will not clear, can come from either place. This table is built from what the guides above treat as separate jobs, and it points you to the right price.

VAT: the same number can mean two different bills

The standard rate of VAT is 20%, and GOV.UK says a business has to register once its taxable turnover goes over £90,000 in a rolling 12 months. Many one-person drainage firms trade below that and charge no VAT at all, while larger firms do. Two quotes of the same headline figure can therefore end up very different:

  • A quote of £100 plus VAT from a registered firm is £100 × 1.2 = £120 to pay.
  • A quote of £100 from a trader who is not VAT registered is £100 to pay.
  • Working backwards, the £120 average in MyJobQuote's guide would be £120 ÷ 1.2 = £100 before VAT, if it were a VAT-inclusive figure. The guide does not say, which is why you should ask.

So ask one plain question before you agree to anything: "Is that the total I will pay, including VAT?"

A worked sum: what happens if the first guess is wrong

Take a toilet that will not clear. Using the middle of each range in the table above, here is what two common routes cost.

  • Route A, the right job first time. The engineer finds a blocked drain and rods it: the middle of £100 to £150 is £125.
  • Route B, the wrong job first. Someone is booked to clear the pan: the middle of £75 to £100 is £87.50. It does not clear, because the blockage is in the drain, so a second visit with rods is booked: £125. The total is £87.50 + £125 = £212.50.

The gap, £212.50 against £125, is £87.50 for choosing the wrong job. The numbers are illustrations from the guides' middles, not a quote from anyone, but the shape is real: working out where the blockage is before the first visit is worth money. Ask whether the first fee would be credited if the problem turns out to be the drain.

What changes the price

The method is rarely what moves the bill. These are the things that do:

  • Where the blockage is. Pan, main drain or a long run past the garden gate each fall under a different row in the table.
  • Access. A chamber cover set into block paving, a locked gate or a cover under a shed all add time. Our guide to blocked drains outside the house explains the five places an outside blockage can be.
  • What is blocking it. Paper and wipes usually shift with rods. Fat, scale and compacted debris usually need jetting.
  • Time of day. Fantastic Services says same-day, evening, weekend and bank holiday call-outs carry a premium without giving a figure. MyJobQuote puts an emergency call-out for a blocked toilet at about £100 to £200.
  • Repeat blockages. A third blockage in a year is a symptom. A camera survey, from £90 to £200 in Fantastic Services' guide, shows the cause.

What a toilet unblocking quote should list

A firm figure is easier to compare when the quote covers the same things. Ask each firm for these.

  1. The total, including VAT

Or a plain statement that VAT is not charged.

  2. Where the work will be

The pan, the main drain or an outside chamber, because they are priced differently.

  3. The method

Hand tools, rods or jetting, and what happens if the first method does not work.

  4. Call-out or out-of-hours charges

Whether there is a separate charge and what it is.

  5. Whether a second visit is included

If the first guess is wrong, you should know before you agree.

  6. Proof of the result

A photo of the open chamber or a short clip of the drain running clear, ideally with where the blockage was found written down.

Send those details through the quote form or call Brian, and he will tell you what he thinks the job is before you agree anything.

Who pays: owner, landlord or Scottish Water

Scottish Water says the private drain runs from your home to the property boundary, where it meets the public sewer, and that the homeowner is responsible for the private part. If the blockage is in the public sewer beyond your boundary, it is Scottish Water's, and its customer line is 0800 0778 778. Our guide on who is responsible for blocked drains in Scotland sets out the boundary rule in full.

If you rent, the picture is different. Under the Housing (Scotland) Act 2006 the Repairing Standard says drains must be in reasonable repair and proper working order, so the landlord usually pays unless the blockage comes from the tenant's misuse. Our guide on landlord or tenant: who pays for a blocked drain has the table and the evidence to keep.

The cheapest toilet blockage is the one that does not happen. Scottish Water says its teams attend more than 36,000 blockages a year in drains and sewers, around 80% caused by flushing the wrong things or pouring fat, oil and grease down the sink. Its rule is the three Ps: pee, poo and paper. It also says wipes belong in the bin even if the pack calls them flushable.

Why some toilet-cost advice does not fit Scotland

Many UK price guides say that shared drains and the pipes beyond your boundary have belonged to the water company since October 2011, so clearing them is free. That change happened in England and Wales. Scotland never had it, and Scottish Water's responsibilities follow the Scottish boundary rule above. A reader in Falkirk or Stirling who follows England-only advice can end up paying for a public sewer blockage, or waiting for a company that is not responsible for theirs.

Toilet unblocking cost: common questions

How much does it cost to unblock a toilet?

MyJobQuote's 2026 UK guide gives about £75 to £200, with an average near £120. A blockage in the pan itself is about £75 to £100. These are market ranges, not CB Drainage prices.

Why can unblocking a toilet cost more than expected?

Because the blockage may not be in the toilet. If it is in the drain behind it, the job needs rods or a jetter. MyJobQuote puts rodding at about £100 to £150 and jetting at about £150 to £200.

Does the price include VAT?

It depends on the firm. VAT is 20% and businesses register once turnover passes £90,000, so many small firms charge none. Ask for the total you will pay, including VAT.

Is a blocked toilet my responsibility or Scottish Water's?

Scottish Water says the private drain runs from your home to your property boundary and that the homeowner is responsible for it. The public sewer beyond the boundary is Scottish Water's. If you rent, the Repairing Standard usually puts drains on the landlord.

What does an emergency toilet unblock cost?

MyJobQuote's 2026 UK guide puts an emergency call-out for a blocked toilet at about £100 to £200. Fantastic Services says evening, weekend and bank holiday work carries a premium without giving a figure.

How can I stop my toilet blocking?

Follow Scottish Water's three Ps: flush only pee, poo and toilet paper, and bin everything else. Scottish Water says wipes belong in the bin even if the pack calls them flushable.
